I need to rewire my Tennants flat,and need it vacated for two weeks for work to be done .Any of you guys know the legal position on weather I as the landlord have to pay and find him temporary accommodation ? Whilst work carried out .Or can I just pro rata his rent for that period ? Need to know legal situation not moral one .Thanks

No can't give him the heavy ho as as in covid have to give 6 months notice .Dont know if H/S would be happy with total rewire with Tennant in situ .But might come to that as don't want to pay for his temporary accommodation.

See no reason why the rewire cannot be done with the tenant in situ,as otherwise,you may find yourself liable for the cost of alternative accommodation.

What does it say in the lease? You may find this is a non issue as there are not many hotels etc open so even if you were either obliged to or minded to get them out for a couple of weeks there is nowhere to go.

Yes probably could be done but I suppose the Tennant and Electrcian would have to agree ,trouble is there is also other work involved refurb etc could be 2 weeks and longer if Tennant in flat ..Just needed to know was I legally obliged to pay for accommodation ? as nothing in contract regarding this ?

No good at painting Lol .He turned down an offer to move during covid had hotel sorted ,Hotel open and allowed to move temporarily as regarded as essential work .But he is playing hardball .Have since heard that I have no obligation to pay or find accommodation for him .But not 100% certain so thats the reason for post .

Lease not problem .Short term tenancy agreement .Nothing in that regarding this Situation.

i'm not sure if it would affect your electrician's access to fuses, plugs, wires etc. but Dennis Nilson used to store bodies under his floorboards.
