It's a real pain to keep clean and I use a jet wash and sander on it then paint it with yacht varnish. Is that the best thing to do or would Sadolin Superdec be better?

I rarely eat steak so I am a bit out of touch when it comes to the cost, but, for that price, I would have expected the whole cow.

I've just done the opposite by renovating the family bathroom as I had the bath ripped out and a walk in shower installed which by all accounts will reduce the value of the house.

I am considering having an extension built plus a new kitchen and a makeover for the wet rooms. The alternative is to move, but that is £40k in moving costs straight off. Then you might do all this work and then decide you want to move in a few years anyway. Moving requires you to have a buyer for your house before you even look around these days. Even new builds have a very limited time frame to sell your house, and you run the risk of being gazumped by someone who can pay the full cost with cash.
