A few minutes from any of those areas and granted some of them are cr@p and overpriced crap at that, but you're soon in Epsom, Worcester Park etc. Other side of Sutton from the Ben hill estate you have wealth and not far from the Brighton Road in south Croydon you have the Croham area. There's also the A232 out of Croydon towards Bromley that has its nice parts. A lot may lack al fresco eating but I doubt there's much demand anyway. Driving down the A232 is the scenic equivalent of being suffocated in plastic, or crushed by a vat of lego ... thanks chaps, you bit manfully, and Hastings has something Surrey cannot boast: character or soul, as well as junkies, dss blocks etc... and what brought me here - a mix between genuine choice and poverty. Je ne regretted rien.

Hastings has one of the highest child poverty rates in the country... the place is an absolute s***ehole (even though I used to enjoy the trips down there).
