Yes additional demand from immigration has put extra stress on resources but they have not been the main driver of house price inflation. This is disregarding the fact of why migrants are here something the Tory party has never addressed which is why Tory Mps are out of line with activists, but that is a whole different thread.
Net immigration from the the EU has accounted for an extra 1.1 million people over the last ten years [Link] immigration from out side the EU 2.1m and finally british citizens leaving about 0.8m , so net immigration between 2005-15 is 2.4m. There are 22 million dwellings in just England, so assuming every migrant comes to England, rather than Scotland, Wales or N. Ireland and then decides they want a house to themselves they would add 11% additional demand to the market, in that time house prices have grown by about 40% well in excess of the additional demand.

Low interest rates, inflation in propery and rent as well as the over heated market being buoyed by government subsidies has pushed prices. In the period 2003-2013 the number of private rental increased by 137% some 2 million house, this is much bigger driver of the the housing crisis than immigration.

I agree that immigration (and with it higher birth rate) isn't the ONLY reason as an ageing population, increase in families splitting up impacts things from the demand side, while there are many, many issues with the supply side, some of which you mention.

However, my point is that immigration is a factor and we need to be able to control our borders. Reducing net migration to half that amount would definitely help (though not solve the problem entirely). Why can't the left posters agree?

Very impressive but not quite as significant as the 1,000,000 plus council houses sold and not replaced during just 1983-87 and under Thatcher's tenure. The negative effects of which can be felt to this day.

Agree that Thatcher should have overseen more council homes to be replaced. I know some people like to blame her for all the ills of society today, but I disagree. There have been multiple Tory and Labour governments who have failed to address private and social housing development. Plus, back in the 80s, wasn't the authorisation to build council homes down to the local authorities themselves and they paid off debts from sales proceeds instead?

2. Sorry to hear that.

So by that logic there would be no private rental market whatsoever which would mean that if you cant afford to buy a place and cant get a council home then your only option would be to stay with your family for the rest of your natural!
What if you moved to another part of the country for a year or so with work, you would have to live in a hotel as there would be no private rental properties. Ridiculous statement.

You're right, but the housing crisis is heavily centred around the south-east. There is plenty of land across the United Kingdom. We just need the infrastructure to rebalanced the demand. Schools form part of the infrastructure.

We need to stop a minority of nimby's stopping improvements for everyone. Particularly people in the country with lots of land. Looks at Heathrow, HS2, franking, wind farm opposition. Most schemes fail to get off the ground, then it takes ages to get them to construction and we end up doing a piecemeal job (ever seen the original London Orbital Motorway plans?)

Again, like houses schools have been massively under invested in for decades, which the exception of Labour's schools for the future campaign.

A final thought. There is a huge shortage of Engineers and skilled tradesmen. So if we were going to build these extra houses. We either have to wait 25 years to train up more, or employ more immigrants.

You don't just need the infrastructure, you need the jobs too.

The country will never be evenly dispersed, the already over populated areas simply get even more so.

Agreed, but as we are nowhere near 'full capacity' re- land available, we can build for a long while yet.

It's not as simple as we have land, therefore we can build. And we still have a lot less of it than most of the frigging world including some very close neighbours.

Decided to look into mortgages before I moved to Slovakia, Halifax offered me a mortgage in principal for the sum of £80,000, I'm pretty much f***ed living in the south unless somehow I can double my earnings a month or find someone mental enough to want to live & buy with me.

Right now my attitude is to buy up north, let it out, then move to Slovakia permanently & comfortably live off the rent.

Shocking stereotype bubble , although correct.

Try telling that to the players and ex players who live in my neck of the woods. Orpington is a haven of tranquility compared to Thornton Heath (where I spent my formative years.)

You must be up near me mate.
Although try the white hart down the bottom of the high street on a Friday night. Not the most tranquil.

You may still find something in the south-west for that if you want to avoid having to deal with chips with gravy, barm cakes and women walking around with curlers in their hair.

Read an article a while back about how very successful The Borough of Croydon was re:housing and looking after its finances until in the 80's central government took away that freedom.

Can't remember the exact details but it was plain that Croydon was so successful that its model should have been praised and copied and not dismantled.

It's easy to build when you know the right people.

"A planning application has already been submitted to develop the Kenley officers’ mess, which is within sight of the Croydon-Tandridge boundary and falls within the airfield’s conservation area as one of the country’s last remaining, intact Battle of Britain airfields.

"The Grade II-listed Officers’ Mess at Kenley airfield was all-but destroyed by fire last night.
Coincidentally, the two-storey building was subject to a planning application" Hmmmmmm

And Even good old Mr Noades from beyond the grave is looking to make a buck or two.

"A number of green belt sites in Tandridge have been identified as potentially ‘developable’ after five years, including Surrey National Golf Course (Owned by RN), with an Estimated Site Yield of 1,076 homes, Although Chaldon only occupies 1.9% of the total Tandridge area, 1,300 new houses equates to 13.6% of the 9,400 TDC needs to provide to meet government
targets.

I could make that easily and more.

See the investment trust thread.

I invest through Hargreaves Lansdown and their tips and recommendations are worth taking note of. For a start their 5 shares to follow in 2015 made 65%. They've made a 2016 prediction too which is already off to a flyer in this bear market. They also have "wealth funds" which are recommended for growth and/or income... all doing well.
