If immigration is a red herring for a housing shortage why is there a shortage of school places too? As far as I'm aware no one is buying to let schools.

Agreed, but as we are nowhere near 'full capacity' re- land available, we can build for a long while yet.

Tux the problem with that is they are building houses, but number 1,they are not affordable for the average Joe.
Up here north of Bedford where I live they are building s*** loads,but all too much money,and building on flood lands.
Half the reason we have the bad floods is because the rain water has no where to go.

As i said, 'capitalism' is the problem.
Re- 'Flood plains'.............if engineered properly there shouldn't be a problem. (see my first sentence)

They get away with it as unfortunately the Bristol market is saturated with buyers at the moment.

We've paid considerably over asking price and put down a very big deposit so we could get an okay mortgage.

The whole industry needs to be totally reformed and much more regulated so first time buyers can have some confidence in what theyre getting into.

1. These people should be taxed to the hilt to make +2 property ownership not worth the effort, imo.

It sounds like a good policy to curb buy to lets but in reality house prices went up by 7% last year 7.5% the year before that, the rise in asset price is likely to cover the additional 3% tax in no time. Rent is increasing at a similar rate so you income will be increasing a rapid rate to. So still a good investment.

So what's happened since she left office in 1990?

221,000 houses were built in Thatcher's last year and has never been matched since.

Plus during Thatcher's tenure, net migration was virtually zero.

Thatcher's government built more council flats and houses in a single year than New Labour managed in its entire 13-year period in office.

Yes additional demand from immigration has put extra stress on resources but they have not been the main driver of house price inflation. This is disregarding the fact of why migrants are here something the Tory party has never addressed which is why Tory Mps are out of line with activists, but that is a whole different thread.
Net immigration from the the EU has accounted for an extra 1.1 million people over the last ten years [Link] immigration from out side the EU 2.1m and finally british citizens leaving about 0.8m , so net immigration between 2005-15 is 2.4m. There are 22 million dwellings in just England, so assuming every migrant comes to England, rather than Scotland, Wales or N. Ireland and then decides they want a house to themselves they would add 11% additional demand to the market, in that time house prices have grown by about 40% well in excess of the additional demand.

Low interest rates, inflation in propery and rent as well as the over heated market being buoyed by government subsidies has pushed prices.In the period 2003-2013 the number of private rental increased by 137% some 2 million house, this is much bigger driver of the the housing crisis than immigration.

Very impressive but not quite as significant as the 1,000,000 plus council houses sold and not replaced during just 1983-87 and under Thatcher's tenure. The negative effects of which can be felt to this day.
