Guehi has 2 years left of his contract. His value will start reducing if he doesn't move this summer. Other clubs will be aware of this.

I suspect £50m plus maybe £5m or £10m in add ons is about right.

If he stays and doesn't sign a new contract next year it will be c£30m, £40m tops

As always, draw your own conclusions on this source and therefore the truth in the story!

Edit: Just to note that I was taken to this article by the BBC Gossip Page, which is usually quite strict on what they post (typically not just clickbait nonsense).

As always it's the hope that kills you but this would make me very happy indeed. It's starting to concern me how much I enjoy watching Eze play.

Having lost our best player, I'm not sure this lineup is good enough to progress much further up the table.
There are question marks over most of the teams above us but, other than West Ham, the gap is at least 12 points to get to 8th place based on last year's putcome. I also expect Brighton to do better
Not having seem Kamada play it is difficult to assess him but there may be better options for a starter there and, ideally, I would like an upgrade on Mitchell: he's no Munoz
Otherwise, barring Eze and/or Guehi leaving we look reasonably set. I think Edouard would be an acceptable back-up but would rather get something for him as I believe this is his contract year + he is on high wages. Adebayo from Luton would be nice. The goalkeeping situation also needs to be resolved

Agreed but finding a loan deal for Holding to make a space in the squad has to happen first.

Too early to estimate an expected line up yet.

We need to offload Eduoard, Holding, Ahamada (perhaps).

We also need to bring in a winger to replace Olise (Personally This bloke Soule seems to be highly rated), A striker to replace Édouard (not sure about who).

Hopefully, Ryan Sessegnon proves his fitness to get a contract.

I think Smith Rowe is the option should Eze leave. if Guehi leaves, then that should be sizeable chunky of money to get a decent striker.

Tyre kickers FC. Typical Arsenal not prepared to pay the market rate but happy to unsettle a player, same as Spurs.

And so we should. Guehi's been in the International shop window and passed with flying colours.

Both Maguire and Van Dijk cost upward of £70m and there's been significant player price inflation since those deals. It also helps that he doesn't have a release clause.
