estate agents = parasites - completely un-required in the process of buying or selling a house. akin to football agents, do not serve a valid purpose.

I've been to the Sea Lane Cafe a few times and my in-laws and wife often visit .... perhaps we've been in there at the same time Willo?
Do you wear a Palace scarf or anything to dilute the Brighton shirts?

I must admit I don't have any recollection of parading the colours at the 'Sea Lane'.
Perhaps I should make a point of wearing my Palace tie and ensure that it doesn't drop into my soup or coffee !

you must have been in at opening time pikester as you've not got a mission after that.
Goldmine.
I walk past it many times since i've been here and its always choka!
will have to settle for a drink outside when its a tad warmer.

Indeed a very popular establishment. As is the 'Bluebird' in Ferring which I also frequent.
Both thriving businesses by the sea.

i always thought that but its a bit like having a bad opinion of the building trade.
a lot of estate agents are definite dodgy lying buggers who are more interested in their suit than you.
However the guys that recently sold my property really put in a shift and for a low commission.
there were some difficulties with my place concerning the road , price bracket an other details.
a bit of an eye opener , so not all bad chaps.

i popped in the George and dragon in the old Worthing high st.
a unique 70s throwback with a 'watneys red barrell' lit signage behind the bar.
proper pub, t'was great.

This might be a gross generalisation but if a seller believes that his market maybe the older generation then perhaps using an Online Agent might not be beneficial for the sole reason it is feasible that those of such a age might not be Online users or prefer to use the more traditional Estate Agents.

I must admit I have never frequented a pub in Worthing.
But this pub sounds just 'My cup of tea'.
