Well so far I have had Langford Russell and Purplebricks agents come round and value it with another agent tomorrow and I have also put it into the Tepilo valuation tool. Langford Russell I wasn't impressed with, given they are charging 2% +VAT and aren't doing anything different to anyone else. Purplebricks I quite like the concept of. The agent gave me what I thought was a realistic valuation and strategy to market it and it's a one off fee of £1199 inc VAT. I also get to show the home myself rather than an agent. I am convinced I can sell my place better than an agent. Tepilo's system gets you to stick all the details into their calculation tool and it gave me a ridiculous valuation of between x and y. The difference between x and y was £90k so that was helpful. Will see what the last agent says tomorrow but in all honesty, if I could advertise on Rightmove and Zoopla as a private seller, I would do that.

Nothing wrong with having a go yourself through the likes of Rightmove or Zoopla so long as you are confident enough to give your own property a good sales pitch (with all the info any buyer might ask or need). If you pitch a sales figure based on similar properties to yours sold on Zoopla in your locality recently, valuations from Agents you have had round and a figure from the Tepilo system you already have that you are comfortable with. Reach a sales figure you are happy with. Don't worry if it is a bit on the high side as if prospective buyers like your property they will make offers to you based on their valuations, their affordability, their personal situation or whether they even like it or not! Try and organise your own open day as well as viewing by appt. Without knowing how much your property is worth if you want to use an agency go and haggle with them. Go around the independents not the chains. Tell them if they want your business its 1.25% plus vat tops.

My wife and I will probably be putting our house on the market in about 3 months and we were only discussing today about which agents we might approach. Our intention is to move further north (But still in Sussex) well away from the ghastly seagulls and the coastal breezes and mists! And it will be a shorter distance to 'Selhurst Park' !

It makes me laugh how anyone can say we do hardly any work for our fee. Employing an internet firm at a cheap fee is fine, but where's the incentive for them to sell it? They've already been paid at the instruction so they don't give a toss whether the sell it or not. Plus you will do everything!! Viewings is fine, but do you want the stress of sales chasing inbetween doing your own job? I wouldn't. It's bloody time consuming! You the seller always have an idea of what is the right price, so you should be able to tell which agent is just after the instruction from the price they indicate. I have always worked for independent agents as it's always been about providing a good honest professional service. I treat people how I would want to be treated and after nearly 18 years in this job, I haven't once been your stereo typical agent. Stear clear of large corporate firms as they will be just after your instruction at any cost and will have hidden things in their contract. We are not all bad and I pride myself of being the best I can. Oh and commissions down here are around 1.25% - 1.5%.

Our last move was down to the coast in November 2014 and we were very pleased with the service we received from our Estate Agent. The chappie organised an 'Open Morning' on a Saturday contacted parties and conducted the viewings himself so we never got involved.He then did all the 'Follow-Ups' so we never had to make any calls to those who attended.We received an offer on the Monday ! There were some complications following a survey by our buyer's mortage company which held up proceedings but the estate agent dealt with all the communication between our buyer and ourselves. And he recommended a solicitor who was brilliant !

Ask around other local houses of flats with sold signs up, Some agents sell really quickly and have people lined up for your house so you can play with them and get them to adjust their fees downwards, there's so much competition it's likely you can get as low as 1% Good luck

due to bereavement selling inlaws house, went down the traditional agency route just to save hassle, 1.25% comission + solicitor fees, did look at the internet route but decided on going all old school!

Don't go for all inclusive estate agent packages inc sols fees. Break it down individually and it will work out cheaper. Estate agent fee Solicitors fee

get at least three estate agents in to value your property. The first one I had in on my old flat was trying to rip us off for a quick sale, I'd never have known if I didn't get two more in.
