Started in December 2015 and finished in September 2016. But the council bought the houses behind the ground as they were so keen to knock them down and regenerate as part of a wider project. Twickenhams south stand took two years to get planning permission. It was granted in December 2004 and work started in June 2005. Up to 24 months between planning being granted and works commencing sounds reasonable. How long has it been?

Then on to the SP interview. Now, we all know that CPFC 2010 saved the club etc but am concentrating on the proposed new stand. Supposing it ever goes ahead, cheapest build cost I have seen quoted is 75 million for 7000 extra seats probably excluding corporate boxes. Suppose average cost of ST when it opens is 800 quid so 25% up on now more or less. If all ST sold then gross annual income from that is 5.6 million, other sources of revenue over 19 PL games and possibly 6/7 cup games, other sales and facility renting might bring that to 10 million before any expenses or running costs. That might create a scenario of a 10 year period to recoup construction cost. SP said that all clubs have similar TV revenue therefore other sources of income, i.e ticket sales and others are very important. For PL TV revenue this is not correct , last year Man City had some 40-45 million more PL TV revenue than Palace. I am basically concerned this is a vanity project which could put the club into financial hardship again unless we have some deep pockets buyer come in. My assumptions could be rubbish, I am not in the know other than public domain stuff but coming off a 35 million loss year I can't see how we can fund the build and in any event may need to sell a gem or two to standstill. Happy for someone with better info and understanding to point out I am wrong. Now back to hoping BHA lose today and Cardiff win

Three sides of the ground have to be redeveloped. This should just be the start. It's like some fans want us to remain in the 1950s while everyone else moves on.

I don't want the 50's but would prefer we bring some of the existing facilities like the AW up to standard first.

So financial justification might need to include the whole stand not just the extra 7,000 seats and the extra corporate revenue. But very good question, I hope one of he financial wizards on here can provide some answers.

I think this is the real driver sooner or later a wooden stand will be outlawed so we have no choice but to redevelop and once you start down that road you might as well look at the whole ground.

Now back to hoping BHA lose today and Cardiff win I met with Chelsea last year before Abramovich got all the grief with his visa and the stadium plan was still on. They were rebuilding the stadium and the capacity increase was 80% corporate hospitality seats. The key to the main stand isn't that it will give us more seats for the regular punter but it is all about corporate hospitality and the funds that can bring and that won't just be on a match day. If the corporate areas are improved then the suites will be used on a daily basis for companies to hold events there which is were the club really benefits. The company I work for has held plenty of events at places like West Ham, Spurs etc. where we will invite clients and then finish the day with a tour round the changing rooms, walk on the pitch etc. When I went to Chelsea, the work they wanted us to do they wanted us to commit to giving them multi-millions pounds over 7 years and in return they would do the work with us, pay anything that cost over that amount we had to commit to and also give us 'sponsorship' days where we could play a training game against a mix of first team and reserves, have their players come to events for meet and greets etc. I would be surprised if Palace don't offset much of the cost of building the new stand against things like this. What we did for West Ham was paid for mainly through a mix of sponsorship, boxes, events and a small amount was paid for in cash. As a side note, the box Abramovich sits in at Chelsea was probably worth more than my house and was bigger than my first flat!

This post has been merged from a topic called 'Stadium plans' by bexleydave Parish has said on a number of occasions that Croydon Council have been great for Palace regarding the new stand. They've granted a major planning permission for the new stand very quickly, and the terms of the permission are entirely reasonable. Also consider that back when the club didn't own selhurst park, the council designated the pitch as an open space, and the stadium as a special employment facility, thereby doing what they could to create significant obstacles to the place being sold off for redevelopment. No small thing when you consider the pressure the government places on councils to allow applications for new housing, and whilst Noades himself probably wouldn't have kicked us out and fattened the place, whoever would have inherited it from him might have felt very differently. We forget too easily what a mess Palace was not too long ago, and we could very easily have ended up in a Coventry City situation The council showed they were very much on our side back then, and have supported us this time around too. I'm not sure what people mean when they identify the council as a problem?

This post has been merged from a topic called 'Stadium plans' by bexleydave Re HK Figures for new stand, as far as i know the new stand increases crowd by just over 8000, HK said 7000, also average price of £800, the seats will mainly be premium seats, i am in the Main Stand, season ticket is just shy of £2000, plus matchday seats for catergory A games are £300 each inc vat, for every game, and they sell out, i fully expect some seats will be a minimum of £800 but the average will be over double that figure, i fully expect my seat to be £2500 to £3000, but we do get a meal, bit different to the 2 shillings and sixpence i paid as a kid in the 50s and 60s

Spoke to the corporate manager at The Man Utd game and he said he could have sold the tickets 3 times over. The income predicted is way below what I would anticipate given the demand nowadays.
