A quick tip for anyone who feels a bit daunted by the sheer amount of stuff submitted for the planning application: just head for the design and access statement. That's a sort of summary of the proposal.

Yep. Been like that on and off all day.

In the bottom corner of the screen you'll see a little logo for something called idox. That's planning talk for 'absolute dog s***e of a system '.

Just a little planning officer joke there for Dorking. Sorry everyone else.

Idox is god awful LOL

Anyway, thought I'd have another look though as I'd not had time to read it all properly first time around last week

Don't think I noticed it first time but there is a CT Assessment (Counter Terrorism)

Despite it being marked as confidential, they've stuck it online (!) not that many will be interested enough to read it all anyway. It is largely focussed on the measures needed to design out crime etc.

But some bits are quite eye opening! I guess when designing a huge building made of glass you have to consider how close large vehicles can get to it (hence the security lodge!) but even so there is stuff like the chances of a 100kg TNT explosion! Or a mortar attack! And sadly of vans and trucks being driven into it.

Read through that section and it is similar to the considerations outlined in the security section for the new One World Trade Center in New York. Because it is primarily glass and steel several changes had to be made both to the original design and location within the WTC "super" block.

Just had a look at the Wooderson Close demolition requirements. I'd been puzzled about which 6 properties were in question, as the closest properties parallel to the proposed development area were a terrace of 4 and the next closest at right angles to the development area was a terrace of 6.

So it seems that the plan is to demolish the terrace of 4 and 2 of the properties in the terrace of 6. Since the club is committed to compensating the dislodged residents and reproviding homes elsewhere, I'm surprised that the plan isn't to demolish all 10 properties in the 2 terraces. Not only would this free up more space for access & parking, but it would simplify the demolition works avoiding the need to demolish part of a building.
There've been some stunningly informed (and much appreciated) posts on this thread so I'd be interested to hear any thoughts about why the less useful and more complicated option has been advanced by the club.

I really like the look of the proposed new stand. I like the glass, the arch and the wings. Imaginative and historically respectful imho - not at all tacky (as some others have suggested).

The loss of housing is a big no-no generally, and even with the club committed to providing replacement dwellings elsewhere I would personally suggest that the lighter the impact the better the chance of approval, so cpfc may have been advised to demolish only that which is essential and nothing else.

Plus, whilst the club seems to have the money at the moment, and the cost of buying four more houses just to flatten them might be bearable, they've then got four more large houses to replace somehow. Development land is scarce as it is, the club may have to provide more houses than it is knocking down to sweeten the pill, and so by taking out even more houses it adds to that particular headache. It'll be a pain finding suitable land, buying it, getting planning permission and building six new houses. Doing ten is just adding to the workload.

Those six houses will likely end up costing CPFC £6m

Because we are wanting to get this done as quick as possible, whilst the American money buys as much as it can, this means -

- buying Croydon Council (and the private landlord) 6 equivalent replacement houses very locally to rehouse these families (4 bed houses with gardens are likely to be circa 500k each as a ball park figure)

- also having to build 6 new equivalent 4 bed houses somewhere in the borough of Croydon to replace the demolished housing stock. (They will just pay a developer for 6 of a new scheme). Downside of this is that 4 bed houses are not the most common component of most new housing schemes these days. In a borough like Croydon, most developers are concentrating on flats, particularly conversions of offices to residential.

Firstly a huge thank you for those explaining the details of this to us mere mortals.

This may have already been asked somewhere back in the 100 pages or so, but what is the normal timeline between the application going in (which I understand it now has) to us actually breaking ground if successful?
