It must be seriously soon, because I'm going to an public consultation/exhibition of the plans on Thursday afternoon at the ground, and in early February there is a Q&A with the architects

I heard it was a Q&A with the council, Steve asking “can we build a new stand?”
Might be an early night

Interesting that there may be some "displaced" housing

Im guessing its easier to make a new stadia from scratch then retro fit on a new stand onto a older stadia ...

But its not a blank canvas is it, its having to work around what we have not bulldozing then rebuilding ..

this is an interesting sticking point ..

The current plan would see houses in Wooderson Close and car parking near the stadium in both the Club and Sainbury’s car park demolished.

This loss of housing will be a factor if and when the time comes.

In the agenda for the meeting it states that "London Plan policy 3.14 makes it clear that the loss of housing, including affordable housing, should be resisted unless the housing is replaced at existing or higher densities with at least equivalent floorspace.

"At this stage, the club are still exploring ways in which the design of the extended stadium can be altered to minimise the loss of housing and impacts on residents.

"It is however clear that some housing would need to be displaced in order to accommodate the expanded stadium.

I'm going along this afternoon to have a look at the plans, if only to get a clear view of the finer proposed details, as the model and artists impressions can be a little 'airbrushed'but the plans usually have the exact details.

The pre-app report (it's not a submitted application yet) already sets out the key aspects which the club need to address before the application could succeed. Some points need clarification, others are routine, yet very important to the Council.

Broadly speaking, they like the curved design, don't like the naff Eagle wings and other bits of 'design', and don't seem particularly bothered by the vast height and size of it, as long as the Wooderson Close folks are shown to be properly considered and not too adversely affected.

Regards the housing, in particular Wooderson Close. Not unreasonably, CPFC will be expected to fall over backwards to reacommodate the displaced families in homes of their liking. Would be a lot quicker than a Compulsory Purchase Order. Also regards the demolished houses themselves, Palace would be expected to replace these somewhere else in the Borough, so demolish 7 houses, they have to create 7 new houses of the same size somewhere else. That said, they would just pay a housing developer to do this for them.

At some point of course, possibly when Parish is confident we are going to get the permission, we are going to have to bite the bullet and buy some more car park land off Sainsburys

Do you think you could take lots of pic s of the plans / models and post them ?

Also interesting they don’t like the wings, without going through that entire document was there a reason for disliking them ?

They didn't like the wings and the outline of the Crystal Palace together, which they thought unnecessary. They had a preference for just the Crystal Palace allusion, but thought that needed work as well. I didn't like the wings much myself actually.

So there after a bland identistadium then ... how could they not like the outline of the Crystal Palace !!! The wings are a bit hit and miss (I like them but can understand why people don’t like them)
