The reason we have waited so long for this announcement was because Parish didn’t want to reveal something that wouldn’t happen. Assume he learned that after he came out with plans for a brand new stadium at the athletics site. So we have to assume there have been pre-application talks with the council. I am concerned about Sainsbury’s, surrounding homes issues, access for development etc. I don’t know where they have found room to do all that in such a tight space. But it must be feasible if they are announcing it. It looks fantastic. I really hope this gets done.

The footprint sits on the first row of parking spaces in the Sainsburys car park...which is what we offered to buy from them and were quoted millions to do so.

It’s not in Sainsburys interest at all, they got a good deal of Boyle years ago, why would they give up their land.
South Norwood folded years ago, if you hadn’t realised.

If that's true Rudi then it is poor poor form to even consider an application without the full support of Sainsburys as they effectively have a ransom strip over development. I am hoping that Sainsburys lease the car park from Palace and that we actually own it, in which case we would have a stick to beat them with at lease end, however this is all speculation without knowing for sure. Maybe a deal has already been struck?

Sainsbury's have been the problem all along, I think parish is trying his best to push their hand, I think the redevelopment will happen regardless but we will end up purchasing land for far more than its worth.

The club and Sainsbury's have been at loggerheads and with parish unveiling plans so publicly I'd say the club will be ready to concede defeat and give them what they want. I've never been aware of Sainsbury's refusing to sell the land just that they value it alot higher than the club so can't see it being too much of a problem if we have now accepted we are giving them what they want.

Painter, would love to see any info relating to that, but I have no reason to doubt you on it, which means Palace are faced with only two choices,
1) negotiate with Sainsburys, 2) Persuade Croydon Council to CPO the land to complete the development.
If no deal has been struck on either of these fronts then the scheme is a no go from day 1 and pointless sharing it with the general public. Sainsburys carry far more clout in the development world than a football club and they would just love it if we stuck all of our eggs in one basket. Big money here we come!

34 thousand.....Currently this makes sense....but in a world where we become a bigger club is there the facility for this to be expanded?

Sainsburys are the stumbling block, money isn’t the issue, they don’t want or need to sell. There is absolutely no chance that the Council will CPO the land.
I hope it all can be resolved, as we don’t know what is going on behind the scenes. I get the feeling Parish is trying to force the situation to our advantage.

Nobody has mentioned or possibly realised, if the stadium is built, expect season ticket prices to rise significantly, as they have in every other Stadium development in London.

A map of SP in 2013 sent in for planning application. I think we own everything inside the bold blue line.

Sainsburys definitely own the shaded car park that shoppers park in. Surely we'd be building at least slightly on their land there? The boundary is 12 yards up the pitch and making the pitch longer would make it about 15/16 yards and almost on the edge of the box. Maybe the curving of the stand gets round this but then there's the middle bulk of the stand.

Don't they own and lease to us the white shaded car park, which we definitely need to build on?

The 4 houses are definitely closer in that map than on the model and would need a CPO, which would probably happen. They've been moved back on the model to avoid any negative reactions because if you dropped the new stand in place right now it would go on top of those 4 houses. The new stand goes back a long way!

That Sainbury's is massive, and there's no other location of a similar size for them within miles of SP. It's frustrating as hell that they are digging their heels in, but they make a lot of money from that store so that's their prerogative.

Don't blame Sainbury's, blame the decision to get into bed with them in the first place.

Any chance to get the land from Sainsbury's with a CPO if it can be agreed that we have priority over its usage and that they're just being bloody minded?

Maybe that's Parish's aim because there's certainly been no price agreed and it looks as though we need land to do this that they own.
