Any tips? About to put the house on the market with a well-known high street estate agent. Looking to migrate further south to get more for me £.

What sort of fee's to watch out for? What happens if it doesn't sell will i owe the agent anything? Can i only make offers on house once i have one on mine etc?

Don't use Cubitt and West, awful people. They con you in with their photos and promises of selling your property in 2 days. They tell you that they have 100's of clients looking for a house just like yours, tie you in to a 3 month deal meaning you can't get out and join another agency and then send timewasters (probably friends and family of theirs). We complained and refused to pay them anything after 3 weeks with not even a sniff of an offer. Our next door neighbour put their house on the market a few weeks after us with a different agency and sold it within 4 days at the aging price!
Best to sign up with a few agencies.

An estate agent will take a 100 quid hit ( assuming 1 % fee) by trying to get a quick deal on a 200k house whereas it would cost you 10k. Don't trust them and never tell them truthfully what you are really willing to accept. Good luck

Make sure your contract says you pay them on the selling price, not the asking price. I got caught on that one once.

They operate on no sale no fee policy, which means they're motivated to sell for you but they just want to make any sale, not necesarily at the price you want, don't worry, just remind them of this and don't forget they are working for you, if you don't like what they're doing, sack them...but talk first. Like any business transaction, it's always good if you can get on with who you're dealing with, if your gut tells you, you don't like your particular agent, change them or the company, at a certain point in the sale, they've got you by the balls, on first meeting, are you happy the person you're dealing with is capable of handling your balls, metaphorically speaking

If you make an offer, the agent conveying that offer will want to speak to the agent selling yours, so you can't and shouldn't offer until yours is under offer. By all means look though and be prepared, good luck.

Oh, Estate agents get a lot of flack, they're not as bad as some make them out to be.

Unless the front elevation of your home is in good order, paint it, or at minimum, the front door & area.
First impression.
we do loads of this quick fix work now, from spending a couple of hundred to a grand,its money well spent.
Same with the interior.
If you've a room that's really grim, at least give it a quick emulsion, only neutral shades.

possibly spend a few hundred on a gardener to spruce stuff up.

Then leave home, get a job & pay your own bills, while you still know everything.

Currently selling house and this is the 4th time I've done it, can be stressful -agents will usually operate no sale-no fee but careful you dont pull out after exchanging contracts because buyer will sue you and any deposit you put on new property you will lose
No reason why you can't buy new property before selling old one except can you really afford 2 mortgages until old one is sold? This could be quick or could take months and at London prices, expense could be enormous
