Renting a Spare Room

I have a spare single room to rent out in Croydon in my flat I also live in- so I'm just looking for some general advice on the do's and don'ts and just any other advice or experiences people have had.

To have a stranger just move in seems quite a daunting prospect in all honesty.

Things I learnt re:choosing

The prettiest will very rarely be the best.

Trust your instinct. 'Yes, they are a nutter'

An agreed month's 'see how it goes and how we both feel' and no hard feelings if it doesn't work out.

Makes the important non-negotiable rules abundantly clear before shaking hands. Give them a chance to say 'not for me' or 'sounds good'

Haha more or less every source I've come across said do not let to someone you want to bang haha!

They all seem reasonable enough- guess I'm most paranoid about someone just knicking all my stuff and doing a runner!

* realise no locks on the bathroom or bedroom doors are allowed for 'fire risk'.

* is free to bring other girlfriends around, but definitely no boyfriends.

Whatever rights they think they have, actually they have next to none.

There are standard license agreements [not tenancy agreement] you can probably print off the net for lodgers.

The web is awash with advice. Go search...

I've seen that in order to do so you must gain entry to the room every fortnight and no locks are allowed etc. etc. I'd rather there not be such a formal agreement but thinking about it it's better to cover my own ass than think everyone is good natured and that.

Try to rent to someone you know, or a friend of a friend.

And get references.

This. I know a good few horror stories of renting with strangers. Best that it's someone you know and trust.

Best advice i can give you is to not let them use your address for their mail. Tell them to get a PO Box or sent to friends ect. Mate of mine had a guy letting a room, was as polite, Quite and clean and tidy as you could wish for and paid his rent on time but ran up huge debts with every credit card company he could find and my pal only realised what was going on when his front door got kicked in and the guy was arrested for various different frauds that all landed back to his address. He has spent so much time dealing with Credit agencies to get these things cleared of his address.
